Abstract: Flipper Tarek El Moussa and his ex-wife Christina Hall have only one project left. Set to air on HGTV in early December, "Flip or Flop: The Last Flip" will chronicle the exes' last attempt to transform a tired home into a renovated dream.

Al Moussa's LLC currently owns 47 properties in Southern California, and some of those homes will soon be rolling off his books. Six of his completed projects are on the market for sale, including three pending sales.

 

With so many properties, he has plenty of material for his new show, "The Flipping El Moussas," which will premiere on HGTV in 2023.

 

We watched a half-dozen El Moussas houses up for grabs. It was easy to spot elements of his signature style. While some homes proved attractive to buyers, others required price reductions to close deals quickly.

Price: $2,195,900

Purchased in January 2022 for $1,300,000

 

A stunner in Sherman Oaks. Located off Interstate 405, this five-bedroom home is nestled above the San Fernando Valley. With a glorious makeover, the gated home looks like many other remodeled modern farmhouses that have sprung up throughout the valley.

 

Lovely wood floors are offset by all-white cabinets in the kitchen. Gold accents give the home a luxurious feel, while wide windows leading to the backyard visually open up the living space. With a sparkling pool and a one-bedroom pool house in the back, this is a remarkable turnaround.

Charming Craftsman-style architecture. Right in the heart of downtown Los Angeles, this home built in 1916 was brought into the 21st century with El Moussa's careful design.

 

While the blue of the exterior is at odds with his usual white and black color scheme, the interior spaces all carry the HGTV star's signature aesthetic. The fully updated kitchen is now the star of the home. Gray cabinets, new appliances and a farmhouse sink are highlights of this chef-friendly space. The upstairs bedrooms feature a quiet white palette.

 

This four-bedroom home has yet to attract a buyer. Perhaps another price reduction will soon materialize.

Quick flip in Orange County: After being on the market for just over a week, this three-bedroom home on the western edge of Orange County already has an offer.

 

This ranch-style home has the full farmhouse look that is sure to appeal to today's buyers. Wide plank flooring was installed, new windows were added, and both bathrooms were refreshed.

 

Natural light floods the living spaces and the kitchen has smart updates.

Huntington Beach hotspot. Pending sale after a month on the market, this home won't bring a huge profit margin to El Moussa. But it is a great deal for buyers looking for a ready-to-go home.

 

The home's four bedrooms are all relatively small, and one could easily be used as an office. el Moussa seems to have spent most of its budget on the kitchen. New white cabinets and a nice tile backsplash make the small kitchen a highlight.

 

The backyard doesn't seem to be doing much, so the new owners can customize the space.

 

1522 Larchwood Ave, La Puente, CA

Lovely in La Puente. Located at the far end of the Los Angeles metropolitan area, the town of La Puente doesn't get much love. But this charming three-bedroom bungalow built in 1957 deserves all kinds of praise after receiving an El Moussa makeover. A recent price reduction has made it even more appealing.

 

At just under 1,000 square feet, it is an ideal entry-level home. It now features an all-white painted interior, quartz countertops in the kitchen, and substantially remodeled bathrooms.

 

The infrastructure has also been updated, and the home now has a new electrical panel and mini-split air conditioning system.

Attractive row house. Also up for sale, this small townhouse was one of El Moussa's faster closing deals, re-listing in just three months.

 

Admittedly, there's not much to do in a 710-square-foot unit, but designer touches make it more than a bland townhouse. White, bright and clean, this inexpensive flip makes perfect sense for entry-level buyers looking for something other than a condo.
